with a real estate transaction. A home inspector can identify potential
problems a consumer would not, and can better inform you of a home's
current condition.
When I inspect a home, I thoroughly inspect the structure and
operating components of the home--roof, siding and trim, chimneys,
attic ventilation, electrical wiring, plumbing, furnace, air conditioner
and more.
My home inspections usually take two to three hours. I encourage
prospective home buyers to attend the inspection so they can ask
questions, take notes and learn more about the home they intend

What happens during a home inspection?
When you call me to inspect the home you are purchasing, I will
spend two to three hours inspecting the structure and operating
components of the home. You are invited to follow me step-by-step
through the inspection, and to ask a lot of questions.
When the inspection is over, I prepare a Property Inspection Report
that gives easy-to-read details on:
- the condition of componenets from the roof to the basement
- how things work
- major and minor deficiencies
- upcoming major expenses
- Helpful home preservation tips
I will review the report with you to make sure you understand
everything--and that you have all the information you need to continue
your home buying process.

What should I expect to pay for a home inspection?
Home inspections vary in price based on the company and the inspector.
In this area you can expect to pay $250 to $400 for a home inspection.
More important than how much you pay, is what you get for your
money. Keep in mind that you are more interested in good information
than a fancy report.
And don't forget, plan on attending the inspection to get the
most first-hand information as possible. Why just read a report,

Will the home inspector give us a list of what the seller
needs to fix before we buy the house?
No, we don't give you a list of what the seller will be required
to fix. We provide a report detailing items that need correction
or upcoming maintenance, and give preventative maintenance tips
for the future.
The home inspector does not make recommendations as to who fixes
what or when it is to be fixed, nor do we give you a pass/fail
report. We will educate you about the condition of your new home.
It is then up to you, the buyer, to decide if the home meets your
expectations and if you want to continue wth the buying process.
